Dear Eastside Homeowner,

Aloha to all! We are now well into 1996 and sales activity has picked up a bit from last year. Although the overall island economy is generally slow, I feel that many of our real estate prospects have decided that market prices have probably bottomed out. Many purchasers are now pursuing their real estate investments, or trying to realize their first home, or even contemplating their dream house here on Kauai.

In the last edition of GregsWave, two of the homes published in that newsletter have closed escrow. The small plantation home on a half acre sold for $240,000, and the larger custom home in the Wailua Haven subdivision recorded at $249,000.

As an alternative to purchasing a residential home, I have listed some facts and figures on a couple of condominiums at Kawaihau Sports Villas. This could be an option for those who cannot afford a house yet, and a great alternative for those of you who are getting tired of yardwork, and exterior maintenance.
