Aloha! I would like to introduce my new Real Estate Newsletter, GregsWave.

It is my intention to keep you up to date on new properties currently for sale, properties that have just sold and market conditions in general. All this is meant to help you make educated decisions when buying or selling property.

If your neighborhood sales data is not in this issue, don't worry! I will provide different eastside areas "SOLDS" in each new publication. There is too much information to supply it in one newsletter and I would like to give all the neighborhoods the same attention. If you have a specific request, please feel free to call me.

Seller's Checklist

  • Most important. Finding a qualified buyer that really wants to buy your property. Take your prospect to a certified Lending institution of your choice and have the Lender pre-qualify the buyer on the basis of his or her income.
  • Open escrow with Earnest Money Deposit & an acceptable sales agreement between the buyer & seller.
  • Give all information to escrow regarding any existing loan payoff figures, loan numbers, existing lender's addresses, etc. Buyer's: Be sure and read your preliminary title report. Request Title Insurance!!
  • Seller's: Be sure the buyer has applied with a written loan application in a timely manner. (Lender of his choice.) Be sure appraisal is ordered. Appraisal's are taking approximately 6 to 8 weeks!! Follow up credit reports with lender.
  • Coordinate any repairs the property may need during escrow period. Order termite report for existing houses.
  • Be sure property boundary pins are showing, if not order survey.
  • Help buyer with a Homeowners policy. This saves the lender time after the loan has been approved. Buyer signs loan documents.
  • Review seller's closing statements. Be sure all prorated figures are correct.
  • Buyer's: Do a walk through inspection to insure all windows, appliances, screens and doors are in proper working order. Be sure escrow records the transaction at the Bureau of Conveyances in Honolulu.
